One of the 'missing pieces' in the affordable rental housing business is the ability of a developer or funder to quickly estimate whether a to-be-developed property is likely to be able to fund its long term capital needs (e.g., roof replacement, appliance replacements, parking lot resurfacing, HVAC system replacements...) over time. The purpose of L-Cycle (the Lifecycle Cost Modeling Tool) is to provide that missing piece.
